The question we are asked more frequently than any other is, “How is the real estate market?” Of course, the answer can vary from area to area, but for the general Tulsa-Area Market, we rely on statistics provided by the Greater Tulsa Association of Realtors. According to their data, home sales remain good, but an increase in the supply of homes coming on the market has caused prices to remain fairly stable. Listings processed through the third quarter have increased 6.3%, yet closed sales are up slightly less at 6.1%. Accordingly, the average sales price of $134,227 is up only 0.7% over 2003. Speaking of home values, Coldwell Banker recently compiled its annual Home Price Comparison Index for 2004. The HPCI compares the average selling price of a four bedroom, 2 ½ bath, 2200 square foot home in typical, middle management transferee neighborhoods in 348 markets across the United States, Puerto Rico and Canada. Home prices vary greatly from market to market, but this snapshot study provides insights into the most expensive and most affordable markets in the country. With an average sales price of $138,250 for the subject home, Tulsa ranked as the sixth most affordable market in the country. The most affordable market in the Index was Minot, N.D. at $130,300. Other cities in our region which also ranked in the ten most affordable markets are Arlington, TX. Kileen, TX. and Topeka, KS. The most expensive market was La Jolla, California with an unbelievable price of $1,708,333. Beverly Hills has an average price for the subject home of a mere $1,313,750. The cumulative average sales price of the 322 U.S. markets surveyed is $354,372, up 11.38% from the $318,172 in 2003. Clearly, housing in the Tulsa area is much more affordable than housing in most of the rest of the United States. EASY BLACK EYED PEA SALAD 3/4 cup thinly sliced celery 1 red bell pepper cut in 1/4 inch slices 1/3 cup chopped red onion 1/3 cup chopped fresh parsley 4-6 cups different fresh greens 1-10 ounce package frozen Black-eyed Peas Wash all the greens in cool water. Pat off excess moisture with a cloth or paper towel. Place all ingredients in a container and refrigerate until ready to use. Allow one hour for the greens to thoroughly chill. Serve with your favorite salad dressing and enjoy!

TULSA COUNTY HOMESTEAD EXEMPTION REMINDER File by March 15, 2005 Taxpayers no longer have to go downtown to the Tulsa County courthouse to file for the Homestead Exemption. Tulsa County Assessor’s Office allows taxpayers in Tulsa County to download the forms for filing Homestead Exemption.
